General Policies

Pets Allowed
Unit Owners: No more than 2 pets may be kept in a unit; No dogs weighing over 60 lbs. without having expressly permitted in writing by the Condo Board or the Managing Agent. Lease Tenants: No dogs allowed.
Subletting Allowed
One (1) year lease term. Renewals must be submitted to management two (2) months prior to current lease expiring.

APPLICATIONS ARE REVIEWED IN ORDER OF RECEIPT AND NOT BASED ON THE LEASE BEGIN DATE OR DESIRED CLOSING DATE.  

  • EFFECTIVE IMMEDIATELY: All fees due at submission and a complete application package must be submitted online.

  • Sales and Leases are subject to the Board's Waiver of Right of First Refusal.

  • Storage Bins:
    • Storage spaces are available for sale and rent to residential unit owners only.
    • No unit owner will be permitted to license or sub-license more than two (2) storage bins, without the consent of the Board of Managers.
Financing requirements: Unit owners may mortgage units provided as set forth in By-laws: 
(a) the mortgage be substantially in the form of the New York Board of Title Underwriters form of mortgage, except for such changes or additions as may be required to permit a lender to make the loan
(b) the condo Board is notified in writing of the making of such mortgagee (name and address of the mortgagee)and receive a copy of the note and mortgage
(c) the owner making such mortgage first satisfies all unpaid liens against the unit, other than permitted mortgages.
